Gated access to the entrance drive and courtyard is from a council maintained white road. Comprising some 230 m² (2475 ft²) it has been lovingly restored to retain its original charm. A considerable part of the farmhouse has exposed stonework, hand made oak doors; hand hewed oak beams, hand made ceiling tiles etcetera. It has terracotta roof tiles, copper guttering and double glazed windows. The spacious accommodation comprises: ground floor with two guest rooms with independent entrances, private bathrooms and an additional ‘cantina’ which could be converted into a further en-suite bedroom, under stair storage room, bread oven which could be re-used and single garage. Ancient stone steps with loggia lead to the first floor with lounge, bedroom with en-suite bathroom/utility room and a large open plan kitchen/dining area. Wooden stairs rise to the second floor with office and galleried bedroom.

During long hot summers, the sun rises over Monte Conero, and as the months pass-by, the sunrises retract slowly along the coast finally ascending over Sant’Elpidio a Mare.
