il sorger del sole (named after its sunrises) constructed sometime in the late 1600’s early 1700’s in the former hamlet of St.
Georges’ Hill. Lovingly restored to retain its original charm. Most of the building has exposed stonework, hand made oak
doors; hand hewed oak beams, hand made ceiling tiles etcetera. Comprising 230 square metres. The ground floor has two
guest rooms with independent entrances, private bathrooms and an additional ‘cantina’ which could be converted into a
further en-suite bedroom, under stair storage room, bread oven which could be re-used and single garage. Ancient stone
steps with loggia lead to the first floor with lounge, bedroom with en-suite bathroom/utility room and a large open plan
kitchen/dining area. Wooden stairs lead to the second floor with office and galleried bedroom. It had a new insulated roof
fitted in 2003; benefits from maintenance free PVC double glazed windows and external doors. Two-metre-thick stone walls,
steel reinforced upper floors & concrete ring beam provide seismic protection. Gated access is directly from a council
maintained white road.

telephone line connected. Energy rating certificate applied for.
Quiet location - immersed in nature in a private and tranquil setting
With an aura of calm, its outdoor spaces, terraced gardens and olive groves are a sanctuary to re-connect with
nature and fulfil holistic and spiritual needs. Peaceful and undisturbed with deer, squirrels, pheasants,
porcupines, foxes, badgers, hoopoe, owls, nightingales, canaries and the toll of distant church bells.
Stunning location with sea views
Featured in a live interview with BBC Radio and in A Place in the Sun & Yours
magazines, & North-East press, il sorger del sole is a magical ancient stone
farmhouse with aged olive trees set in a stunning mystical setting. It has
unsurpassed panoramic vistas, northwards towards Chiaravalle, the
birthplace of Maria Montessori, sea views of resorts north of Ancona and
views of Monte Conero and its Nature Park. Further sea views towards
resorts south of the Conero Peninsula and aspects of the Basilica at Loreto,
this contains the holy shrine. Easterly towards the hilltop towns of Osimo
and Recanati - the birthplace of poet Giacomo Leopardi & opera tenor
Beniamino Gigli, Potenza Picena and the open-air opera city of Macerata and
distant Sant’Elpidio a Mare.

Sunrises - Aurora Roman Goddess of the
dawn
Facing east south east, the farmhouse and its olive groves are bathed by an
early sunrise. During the long hot summer months, the sun rises over Monte
Conero, and as the months pass, the sunrises move slowly along the coast
finally over Sant’Elpidio a Mare. As winter unfolds and a new year begins the
sun begins to retrace its steps again to Monte Conero.

Experience the Italian lifestyle
Ancient stone farmhouse
Three storeys, built in local sandstone,
set in about 0.17Ha (0.43 acres)
containing original terraced gardens,
stocked with flowers, roses, shrubs,
herbs, fruit trees and seating areas. With
very low maintenance and outgoings it’s
an economical property, ideal for smart
working, shared ownership or those
wishing to continue the established bed
& breakfast.
Aged olive groves
Some 1.5 Ha (3¾ acres) of olive groves,
abundant with wild flowers, thyme and
wildlife contain about 100 trees
including rare ‘Mignola’ trees. South
facing, a perfect climate and soil
contribute to produce the finest extra
virgin olive oil. Olives harvested and
pressed in November can produce in
excess of 300 litres.
The Italian lifestyle
A low-cost area, safe, with a friendly
country community. Nearby are shops,
schools, ‘cottage hospital’, restaurants
and bars. Gaze upon patchwork fields,
medieval hilltop towns and the azure
blue sea. Discover blue flag beaches and
open-air opera. Life still dictated by the
seasons offers a truly authentic Italian
laid back lifestyle.
